Oak Cottage Home Boarding Terms and Conditions

  • All dogs must be fully vaccinated against distemper, Kennell Cough, parvo virus, infectious canine hepatitis, parainfluenza and leptospirosis. You agree to provide proof of vaccinations, including Kennel Cough, in the form of your dog’s up-to-date vaccination certificate which must accompany your dog on arrival.  All vaccines must be up to date and have been administered at least 14 days prior to arrival.
    It is your responsibility to check your dog’s vaccinations are up to date, including Kennel Cough, prior to arrival.
  • If proof is not shown we will not accept your dog.
  • We require a £105 non refundable/non transferable booking fee for each week booked. No bookings will be confirmed until the deposit has been received.
    FULL  CASH PAYMENT of balance due on arrival or by bank transfer prior to arrival. If vaccinations are incorrect you will be liable for the cost of stay.
  • Short stays of less than 7 days are payable in full at the time 
  • You agree that if you cancel within 8 weeks of the boarding start date, the full amount will be due. This is because we could have sold the boarding dates to another customer if the dates had not been reserved for you. We will of course endeavour to re-sell your cancelled dates and if we are successful, we will provide a refund but this is not guaranteed.
  • All Bank Holidays, Good Friday, Easter Saturday/Sunday, Christmas Eve, Christmas Day, New Years Eve and New Years Day will be charged at double the daily rate.
  • At Christmas we require a £100 booking fee to secure your booking.
  • All dogs are charged for the day of their arrival and the day of departure regardless of the time of arrival or departure.
  • No refunds will be made in case of early departure. ALL dates booked are chargeable dates.
  • You are required to supply all food for the length of your dog’s stay.
  • We require details of any pre existing conditions and reserve the right to consult a vet should we feel it necessary. The owner accepts any veterinary costs which will be their responsibility and added to their final invoice.
  • We reserve the right to refuse to board any animal that is clearly unwell or in a poorly condition.
  • To protect all our guests please do not bring your dog to stay if it has any symptoms of a digestive upset
  • You confirm that your dog has not been ill with any contagious disease or condition within the past 30 days and that your dog has received all the necessary vaccinations.
  • Please ensure that your dog is wormed and treated for fleas/ticks prior to arrival.
  • We will exercise every possible care and attention to the welfare and safety of your dog however we accept no responsibility for problems outside our control.  Dogs are boarded entirely at owner’s risk.
  • Any damage caused by your dog will incur extra costs on departure.
  • To ensure the comfort and safety of our well behaved guests we will not board aggressive, destructive or overly boisterous dogs (unfortunately we do not board Huskies, bull breeds or giant dogs etc)
  • We respect our neighbours and our environment and will not board dogs that persistently bark.
  • We are sorry to say that we cannot accept incontinent dogs or dogs that continuously mark their territory indoors, dogs that chew bedding, furniture or other household items, scratch at doors, pull hard on the lead or dig in the garden.  Nor do we accept boisterous dogs out of courtesy to our neighbours.
  • Whilst we are happy to take elderly dogs, we cannot be held responsible for any age related problems.
  • If your dog is known to chew, please provide their own bedding.
  • Dogs sharing, do so with owner’s agreement. Any vet bills resulting in your dogs squabbles will be the owner’s responsibility and not that of the proprietor.
  • Visits to the vets are charged at £15 per trip and £20 per hour and added to your final invoice.
  • Our opening hours are 8am to 6pm. Late pick up or early drop off will incur an additional fee of £10.00. No refunds will be made in the case of early pick-ups.  In the event that pick up is delayed you must inform us immediately.  We will endeavour to provide continued care but failing that we will contact your emergency contact.
  • You agree that OCHB will not release your dog for collection until full payment of any previously disclosed outstanding invoices or charges are paid in full.
  • If we are unable to fulfil a booking we will refund your booking deposit.
  • Any dog not collected within 7 days of departure date without contact from the owner will be re-homed.
  • Male dogs will have £5 per day added to the invoice if they constantly mark their accommodation for additional cleaning and disinfecting costs.
  • We are unable to accept dogs with aggression problems towards other dogs or people and subject to the terms of the Dangerous Dogs Act 1991.
  • You agree to fully disclose any health issues, behaviour or characteristic that may impact on your dog’s suitability for boarding, including, but not limited to, aggression, incontinence, destructive or possessive behaviour, lack of house training or excessive loud barking/whining, fear of men, women, children, hats, parts of their body that cannot be touched, food or toy aggression, stress and separation anxiety or any other triggering factors. You also agree to inform of us any changes to the information provided on the booking form prior to the boarding date.
  • You confirm your dog is non-aggressive and that you agree should your dog’s behaviour become uncontrollable, destructive or unreasonable, if we cannot contact your emergency contact you accept that he/she will be placed in a dog boarding kennel until your return and that this will be subject to a transfer charge of £50.00 which will be payable by yourself upon your return.
  • You agree that if in extreme cases a dog is found to be destructive, aggressive, agitated, stressed, completely unmanageable in the home or highly antisocial we may refuse to board your dog for the remainder of the stay we will have no option but to contact you or your emergency contact.
    Please ensure your emergency contact is made aware of these conditions and confirm their availability.Your emergency contact will be expected to provide alternative care or arrangements will be made to kennel your dog at your cost.
  • There will be no refund of the boarding fees you have paid to Oak Cottage Home Boarding and any additional fees charged by the kennels will be payable by you. In addition, you agree to pay the cost of any damage caused by your dog to the carer’s home. Every effort will be made to avoid such an event by you providing an honest account of your dog’s temperament and behaviour.

General

  • OCHB holds a 5*rated licence through Breckland Council Licence Number: AWL0125
  • OCHB holds valid public liability insurance, available to view at the pre-booking consultation. It is recommended that you hold pet insurance for your dog.
  • OCHB reserve the right to add, change or vary these Terms and Conditions at any time and without notice.
  • OCHB reserve the right to change Boarding Fees/Service Fees at any time. Prices are subject to change without notice.
  • You will provide secure collars, harnesses and leads for your dog(s). Identity tags will be provided for all visits, as required under the Breckland Council Boarding Licence conditions.
  • All your information will be kept private and confidential. All our records will be stored securely.
  • Please inform us of any changes regarding your contact numbers, your pet’s care needs, your emergency contact details and other relevant information.
